Concept description:

Dominium is building a decentralised platform for everything to do with property, from property financing (funds, bonds, loan notes, REIT’s, etc.) to property maintenance, but also property rentals and sales. Essentially Dominium aims to be the de-facto property portal in the world.

The platform is being developed by industry professionals as a tool to improve services to their existing and future clients, having identified weaknesses in their own market. By using third generation blockchain technology from Ardor, they are modernising one of the most established yet antiquated industries in the world.

Dominium is an international platform (already in 15 languages) on which regulatory documentation for property funding will be standardised and controlled tokenised assets are placed on the blockchain alongside property sales, rentals and management.

How does the project create value to the ecosystem and differs from competing projects:

The Dominium platform will be regulated, which ensure that the controlled tokenised assets will also be regulated. Most other real estate related projects only tackle on issue or are just tokenising something that already exists without any additional benefits (and often without regulation!). Dominium will be an all-encompassing platform for property where you can literally rent, buy and sell property, but also record all property management actions (repairs, etc.) and make investments in regulated property funds.

Dominium will add standardised legal documentation for property funds, so people interested in setting up property funds can do so in days, rather than months, and for a fraction of what it costs now. Investors can look through standardised documents, thus saving them a tremendous amount of time and as Dominium will be providing an umbrella license, the funds will all abide by the appropriate regulations. The investors will also be able to invest from as little as €1, which is a huge difference from today’s market, where most investment funds have entry points starting at €10k or higher.

Dominium will also be a property portal for sales, rentals and property management, so those interested in selling, buying and renting will have access to the fully transparent historical data of the property. Users can register property transactions on the blockchain, leveraging the ledger’s characteristics of immutability and transparency that is much required in this market. It enables users to sell or buy a property without a middle man and for very low fees.

Moreover, Dominium is underwritten by a portfolio of property assets generating an income and ensuring the future development and maintenance of the platform. As far as we know there is no competing project that is this big and complex, but we welcome corrections if we are wrong.

Max Property Group website developed and translated into three languages (English, Dutch and German).

Regulatory compliant prospectus for first Dutch property fund completed.

Max Property Group Netherland goes live and is fully subscribed within the set time frame.
